| Single tract of unregulated agricultural land for sale at
the north-eastern edge of Plovdiv, Bulgaria's second-largest city. About
1,500m from the
current city limit, 250m from the main road to Rogosh, accessible by a
paved road and track. (At the present time overgrown vegetation prevents
vehicular access by the track. Until it is opened up by the council vehicular
access is possible by the paved road, which is a little further.) 42,611 square metres (360m x 118m) of Category 4 land, suitable for growing any kind of crops, timber, flowers, etc. It will become Category 1 when the Plovdiv Council extends the city limits, expected during the next few months. This will bring the land into regulation automatically, without the owner having to pay for that process, at which time its value should jump to 50 Euros per square metre at the very least, according to local estate agencies. As well as being only 150m from the Maritsa River, there is also water at a depth of 3.5m under the land. The price of this land is only 9.50 Euros per sq.m. now, but will rise as soon as the regulation date is announced.
